One of the Funny things about the Calgary Stampede, is that from a Business perspective, much of Day to Day operations in Downtown Business is always put aside for many of the Cowboy party type activities. This year was of course a bit different in many respects as We had 2 weeks of FLOOD activity in the Downtown core, followed by the massive undertaking of clean-up, which is still on going in many respects. When it comes to real estate sales and general activity, we can see it go either way during stampede. I equate it to Christmas in a lot of respects. If there are serious Buyers in need of a home, they can't afford to take a Vacation away from the home-search, while much of Calgary and surrounding area can enjoy some fun, serious home-buyers will continue in their search. I tell my sellers that too, that if you get a showing request close to Christmas they are serious buyers, otherwise they'd be at the mall like everyone else.
We will see more listings come on to the market in the coming days, and normalcy continues, and of course we still have a number of Calgarians displaced by this years floods. We've recently seen some speculation that those who have had serious flooding may even look to buy temporary housing, but this is more anecdotal than anything at this point.
