Benchmark pricing was the story in both sets of showings today.  When buyers are looking for a home, they will typically way certain things vs others. level of finishing, location, price all play a factor, as a seller its hard to justify a premium if buyers dont perceive theres a value.  For example, if at a certain price point we always see an upper level of finishing with respect to appliances...and all of a sudden someone has a very basic level, that is usually perceived as a negative.
