Busy last few days with offers, evaluations, showings etc...

Phenomenal activity at Sundays' open house. Over 35 groups through the open house with a variety of first-time buyers, and trader uppers. A variety of comments at the open house indicate that there are many buyers who still aren't aware that the market is moving swiftly, and if you aren't prepared you may very well miss out on your next home. Experienced and savvy buyers will beat you out, knowing where they stand financially, or with their existing house. In a spring market many sellers are testing the maket, and not only selling, but doing so at 3-5% higher than prices we saw in November or December of 2012. Still, a shortage of listings in the market, across many price points.
