A few funny things occurring with increased pricing in Calgary

Right Now is the part of the market when many Calgarians will try a 5% increase in pricing over the same prices we got 3 mos ago, for the exact same home.  the reality is that in some areas, we may get it, and sometimes not-so-much. i saw one home today, well above the benchmark price, they rec'd an offer first day on the market, then the excitement fizzled. There is a tendancy amongst sellers to puff their chest out a bit, the first 7 days on the market, a la 2006, but the buyer mentality has certainly changed, and oftentimes, Refuses to OVERPAY, like we did 7 and 8 years ago.  Only when a listing feels WELL valued, does a buyer feel comfortable parting with 1/2 a million dollars or more
