Less than 12 hours on the Market and dealing with an offer

July 6th, 2014
Nothing says Stampede like buying a house, have a few pops, put on your Jeans and buy a House, works for me. Stampede in Calgary can be either Extremely busy with some out of town buyers looking, or not so much, with everyone focused on having some Summer Fun. Never know til it's here. Sure beats flooding I suppose.

Calgary's State of the Union

April 27th, 2014
It is a SELLERS Market for sure. Across the board at virtually every price point now, it is clearly a market leaning to the sellers. So does this mean its a " bidding war" i get this question all the time, and it Never is a bidding war, what it means is that if a property is priced well and shows well, it will sell for pretty close to list price, list price or a bit higher.  2, 5 or 10 offers ...

Why are Deposits so important in Real Estate Transactions?

March 27th, 2014
I remember about 15 years ago writing a deposit cheque for all of $1000.00 buying a home in Winnipeg, that was rich.  Some realtors will tell you that as long as there is 'consideration', the fancy term for a deposit, or some form of legal tender in and around the contract then you can have a contract.  While relatively true, nobody in their right mind will accept a deposit on a HOME in Calga ...

Listed at 1pm Conditionally sold within Hours

March 23rd, 2014
Calgarys real estate market has been a bit of a mixed bag, depending on the price point. Single Family homes under 500k has been one area of uber-activity with Many selling at or above list price. The challenge being that SOME realtors in Calgary play a Game involving ALL offers being dealt with 3 or 4 days later, or "we arent looking at offers" until Sunday...this is completely within the ru ...

Its really something to watch these guys crush it. Yesterdays tournament was in support of Childrens ...

Writing Competing Offers in Calgary

February 16th, 2014
There is a strategy to writing competing offers that perhaps some people don't employ. If you have a realtor without one, or the ability to really tell a buyer what aa place is really worth, that doesn't just include going higher and higher in price point, then re-think your options. I don't lose out on a lot of them, but not out of dumb luck. For those realtors who weren't practicing real es ...

A few funny things occurring with increased pricing in Calgary

February 15th, 2014
Right Now is the part of the market when many Calgarians will try a 5% increase in pricing over the same prices we got 3 mos ago, for the exact same home.  the reality is that in some areas, we may get it, and sometimes not-so-much. i saw one home today, well above the benchmark price, they rec'd an offer first day on the market, then the excitement fizzled. There is a tendancy amongst seller ...
