Business continues as I put final touches on condo sale!

Across all segments we are seeing more activity.  It's sometimes funny when a perceptions don't match upon what a buyer thinks the market is doing vs. a sellers perceptions.  Ultimately you can never make a seller accept less or a buyer pay more than they choose.

A couple of things strike me lately. many buyers have the perception that it's a buyers market and a seller would entertain something 10% below list price.  Fact of the matter is NO. not so much. mat sellers are realistic in their pricing. in fact if a seller in an active chooses to take 10% under their list price who in their right mind would do that. buyers..beware: if it's really a house t ...

It truly doesn't have to be painfull. it's funny how many buyers have the mistaken dea that it becomes a "bidding war". It really isn't when a home is priced well, and shows well you may run into a competing offer. Indicative of the market as a whole in Calgary.  If you're priced well, and you show well. Typically you should be getting some activity and people asking the right questions.  If you are as little as 5% overpriced in a Buyer Savvy Market most buyers will wait it out.  Challenge in Calgary is that with only 5200 listings on the market, there's not a robust supply like we saw last year at this ...
